Selling A Vancouver Heritage Home: The Process

STEP 1: PRE-LISTING PREP

Once you’ve decided to sell your heritage home, the first step is finding an experienced and proven real estate partner to guide you. Together, you’ll determine your objectives and timeline and figure out what is most important to you.

Next, we begin to prepare for your home evaluation. We’ll assess the current state of the heritage home market, including the impact of current housing supply and demand, as well as price trends and seasonal considerations. We’ll be mindful to ensure transparency regarding any renovations or upgrades required to the property so it can be accurately valued, promoted, and sold.

We’ll also take a close look at your heritage property in relation to the market, ensuring to emphasize any differentiating features and benefits, value-boosting factors, and the competitive landscape. This process helps us determine a list price that not only justifies but maximizes your heritage home’s value based on its unique historical characteristics.

STEP 2: MARKETING YOUR HERITAGE PROPERTY

From there, we’ll create a marketing and promotions plan tailored to the right audiences. We’ll do this by showcasing your property’s top-selling features that effectively position your home to be sold in the marketplace.

We’ll help you identify any property improvements or renovations required to initiate the sale, which is a common caveat of selling your heritage home! Next, we’ll engage a staging consultant as well as photography and media professionals to make sure your home is seen in its best light.

Once your heritage home is listed, we activate a personalized marketing plan to promote your property to targeted audiences of potential heritage home buyers.

We harness the most innovative technologies and platforms, including powerful online and social media strategies — our website and Instagram are key aspects of this plan, harnessing our highly engaged audience to get more valuable views of your listing. We holistically promote your property and make the most of its exposure to other real estate agents and the general public.

STEP 3: ANALYZING OFFERS

Our marketing plans are designed to attract the right offer, and once offers start to come in, we carefully qualify and analyze the fitness of each one. When we receive an offer you’re interested in, we negotiate to optimize price and terms.

A successful offer will usually include conditions that must be satisfied for a sale. Heritage properties might come with a longer list of conditions since many of these homes have been preserved over long periods of time. Once all conditions are met in accordance with your unique case, and subjects have been removed, a firm and binding contract is written, which means a buyer has legally agreed to buy your home.

STEP 4: CLOSING AND KEYS

You’re almost there! Closing usually occurs two to six weeks after the subjects are removed. The buyer then pays the balance of the purchase price, and you transfer the title at the lawyer or notary. Now it’s time to pack, clean, and begin the last stage of transitioning from your heritage property.

On Possession Day, the keys go to the buyers. We will be delighted to provide you with post-closing services if any are required. Now it’s time to celebrate!

This won’t be the end of the relationship, though: we stay in touch with clients to keep you in the loop on changes in the real estate market and anything else you may find valuable.
